● Annual Recap
○ Met with Rod Hoffman, Attorney at Law, Martin/Pringle, Overland Park, KS
Rod specializes in Homeowner Association Law assisting associations with amendments of governing documents. In our case the Board asked Rod to review and edit existing declarations drafted in 1961. Key changes included deletion of old provisions, making editorial revisions to several sections, and adding a new Article addressing rentals.

⮚ Collections – Past due accounts (3 from 2024 and 6 from 2025) are currently in collections with Debt Co Collections and Recovery Services. We have successfully collected an additional 5 past due accounts for 2025.

⮚ Updated Declarations/By-Laws – A draft has been prepared and is being sent out for comments from members. Rod has been asked to provide an overview of the approval process.
Approval to change declarations would require a ⅔ majority of property owners .
Cost Estimate: At the last annual meeting (11/7/25), the membership approved $5,000 for legal fees to review and update the declarations. This would include fees associated with gaining membership approval. YTD expenses are $2,633.50 leaving approximately $2,366 for work remaining.
